May 17, 2011: Rep. In addition, she learned about several legislative issues NAREIT is pursuing during the 112th Congress, including the introduction of the US REIT Act to make minor modifications in the REIT rules, and efforts to achieve greater tax fairness from internet commerce. Feb. 4, 2011: Rep. Brad Miller (D-NC) (center) visited Regency Center's Market at Colonnade, a LEED certified shopping center in Raleigh scheduled to open in March. Chris Widmayer, Vice President of Investments (left), and Paul Muñana, Senior Manager of Investments, discussed Regency's significant presence in North Carolina. They specifically discussed the company's efforts to pursue sustainable building and retrofitting practices and technical corrections that are necessary to allow REITs to fully participate in Federal energy tax incentives. Rep. Miller was also briefed on the significant issues that continue to face commercial real estate and on possible solutions to provide more equity to the sector, including a reform of FIRPTA.

Jan. 21, 2011: Rep. Ron Kind (D-WI) (left), Member of the House Ways and Means Committee, met with Ed Glickman, President and COO, PREIT (right) at the Valley View Mall in La Crosse, WI. Mr. Glickman discussed with Rep. Kind the history of PREIT, the economic impact of the Valley View Mall, and the challenges currently facing REITs and commercial real estate in general. The Congressman was also briefed on some of the policy proposals advocated by NAREIT, such as FIRPTA reform and improvements to the REIT rules that will allow the industry access additional equity and remain nimble in the evolving real estate marketplace.

Jan. 19, 2011: Sen. Mark Udall (D-CO) (center) visited ProLogis' Headquarters in Denver, CO and met with (left to right) Steven Szymanski, SVP, Tax; Edward Nekritz, General Counsel; Walt Rakowich, CEO and William Sullivan, CFO. During the meeting, Mr. Rakowich updated Sen. Udall on the status of the company, including its recent and future business activities. In addition, the senator learned about several legislative issues to be pursued during the 112th Congress, including reform of the Foreign Investment in Real Property Tax Act and introduction of the US REIT Act to make minor modifications in the REIT rules. Efforts to achieve greater energy efficiency through the existing federal grant program were also discussed.

Jan. 14, 2011: Rep. Henry Waxman (D-CA) (center), Ranking Member of the House Energy and Commerce Committee, met with Dana Anderson, Vice Chairman (right), and Kenneth Gillett, Senior Vice President, Property Management (left), of Macerich, at his district office in Los Angeles, CA. Mr. Anderson and Mr. Gillett briefed Rep. Waxman and his staff on Macerich's presence in Santa Monica and across the country. In particular, they discussed Macerich's ambitious and highly successful renovation of the Santa Monica Center, as well as the direct and indirect contributions the company has made to the economy of Southern California. Mr. Anderson also thanked Rep. Waxman for his efforts to provide federal employee participants in the Thrift Savings Plan with the ability to diversify their portfolio to include an allocation to REITs. The group also discussed some of the obstacles facing REITs that seek to participate in federal incentives for investments in energy efficient building and retrofitting.

Nov. 9, 2010: Sen. Jon Kyl (R-AZ) (right), Minority Whip in the United States Senate and a senior member of the Senate Finance Committee, met with Dana Anderson, Vice Chairman, Macerich, at his state office in Phoenix, AZ. Mr. Anderson briefed Sen. Kyl and his staff on Macerich's presence in Arizona and the company's future development plans. In addition, Mr. Anderson and Sen. Kyl discussed several current REIT tax issues pending before Congress, including reform of the Foreign Investment in Real Property Tax Act, or FIRPTA, and e-Fairness. Sen. Kyl expressed an interest in working with the industry on these issues next year during the 112th Congress.

Nov. 5, 2010: Tanger Outlet Centers celebrated the grand opening of its newly constructed outlet in Mebane, N.C. The company was applauded for its economic contributions to the local community and to the state of North Carolina. Steven B. Tanger, President and CEO of Tanger Outlet Centers (second from left) welcomed staffers from North Carolina's Congressional delegation, including (from left to right): Ron Williams, Director of the Greensboro office of Rep. Brad Miller (D-NC); Adeline Noger, Deputy State Director for Sen. Kay Hagan (D-NC); and Janine Osborne, District Representative for Rep. Howard Coble (R-NC). Oct. 26, 2010: Rep. Marsha Blackburn (R-TN) (left) visited Highwoods Properties' TRIAD Centre III, which is the first LEED certified office building in Memphis. Steve Guinn, Vice President, Memphis Division, discussed Highwoods' significant investment in Tennessee. The Congresswoman was also briefed on NAREIT's policy proposals to address some of the challenges that REITs continue to face in the current economy. Rep. Blackburn also shared her thoughts on the upcoming Congressional agenda.

Sept. 27, 2010: Rep. Steve Cohen (D-TN) (right) visited Highwoods Properties' Triad Centre III, which is the first LEED certified office building in Memphis. Steve Guinn, Vice President, Memphis Division, discussed Highwoods' significant investment in Memphis and the company's efforts to pursue sustainable building and retrofitting practices. Rep. Cohen was also briefed on NAREIT's proposals that would allow REITs to benefit from existing federal tax incentives for energy improvements, as well as NAREIT's efforts to encourage new equity investments in commercial real estate through changes to FIRPTA.

Aug. 30, 2010: Congressman Harry Mitchell (D-AZ) visited Scottsdale Fashion Square in Scottsdale, AZ, a property owned by Westcor, a subsidiary of Macerich. The Congressman and was briefed on the significant redevelopment activities recently completed at the property and Macerich's presence in Arizona through Westcor. Present at the meeting were Rebecca Stenholm, AVP, Public Relations, Macerich (left) and Steve Helm, AVP, Property Management, Westcor (center). In addition to a detailed conversation related to the operations of the property, the group discussed the ongoing concerns in the retail sector and the commercial real estate markets more broadly.

Aug. 23, 2010: Representative Charles Boustany (R-LA) (right) visited CBL & Associates' The Mall of Acadiana, in Lafayette, LA. Rep. Boustany met with Jay Keef, General Manager, and other members of the mall staff. Rep. Boustany received an update on Acadiana's economic benefits to the surrounding community and other CBL properties located throughout the region. In addition, Rep. Boustany was apprised of recent congressional developments involving the Foreign Investment in Real Property Tax Act, or FIRPTA, and energy tax legislation.

August 19, 2010: Representative Kenny Marchant (R-TX) (right) met with members of Behringer Harvard's management team at Behringer Havard's 250 and 290 East John Carpenter Freeway office properties. Present from Behringer Harvard were Jason Mattox, Chief Administrative Officer (left) and Mark Flynt, Vice President - Portfolio Manager. Rep. Marchant was briefed on the on-going renovation of the property. Policy issues were also discussed, with a particular focus on the implementation of certain provisions of the Dodd-Frank Financial Reform Act and possible Congressional efforts to reform the government-sponsored enterprises (GSEs).

June 7, 2010: Representative Suzanne Kosmas (D-FL) (second form left) visited The Pavilion at Port Orange, a new open-air lifestyle center developed by CBL Properties. Rep. Kosmas met with (from left to right) Mandy York, Wayne Bohl and Bob Elliott, of CBL. Mary S. Martin (right), the Vice Mayor of the City of Port Orange, also participated in the meeting. Rep. Kosmas, a member of the House Financial Services Committee and former real estate executive, was briefed on CBL's presence in Florida, the initial success of The Pavilion, and on some of the tax and regulatory issues currently facing REITs and publicly traded real estate companies.

June 3, 2010: Representative Walt Minnick (D-ID) (left) visited Meridian Crossroads, a Developers Diversified Realty property in Boise, Idaho. Rep. Minnick met with Dan Hurwitz (center), President and CEO and Joe Tichar (right), Corporate Operations Director. Rep. Minnick, a member of the House Financial Services Committee, was briefed on DDR's presence in Idaho. The group also discussed DDRs experience with TALF, the ongoing concerns in the credit markets, and legislative priorities such as the Main Street Fairness Act, which would create sales and use tax parity for online and traditional retailers, and FIRPTA reform, which would reduce barriers to foreign equity investments in U.S. real estate companies.

Earl Blumenaeur (right) for a panel discussion on the development of livable communities hosted by the Center for Environmental Policy at The Academy of Natural Sciences in Philadelphia. As part of the event, John thanked the Members of Congress for their efforts to allow REITs to participate in federal incentive programs for investments in energy efficiency and renewable energy technologies.

Oct. 25, 2008: AvalonBay Communities partnered with USA Weekend to participate nationwide in Make a Difference Day which is a national day of service and volunteerism. In Alexandria, VA AvalonBay staff members partnered with Rebuilding Together Alexandria to renovate and rebuild homes in Alexandria, VA. The staff worked on seven homes, installing weather stripping and insulation of homes owned by low-income and elderly residents throughout Alexandria. Martin Mash (above) represented Senator Jim Webb (D-VA) at the kick-off to this event.

Oct. 25, 2008: At Avalon Court, in Melville, NY, residents and staff worked together to clean up a local beach, in order to improve the environment and to help save the endangered Piping Plover. The volunteers, staff, local officials and residents spent the day in rainy conditions clearing beach refuse.
