Health Care REIT LTC Leveraging Local Partnerships

Wendy Simpson, chairman, president and CEO of LTC Properties (NYSE: LTC), joined REIT.com for a CEO Spotlight video interview at REITWeek 2016: NAREIT’s Investor Forum at the Waldorf Astoria New York.

LTC invests in private-pay senior housing and health care properties. Its portfolio includes more than 200 properties in 30 states.

Simpson discussed the factors behind the company’s 21 percent growth in funds from operations (FFO) in the first quarter of 2016. She also commented on LTC’s evolving portfolio as the firm continues to recycle assets.

Simpson noted that LTC has been “very successful” in encouraging its operating partners to buy certain assets from LTC. Those efforts have been concentrated on LTC’s larger regional operators, she noted.

Meanwhile, Simpson commented on the benefits LTC accrues from working with local operators.

“We believe the regional operators absolutely know their regions,” she stressed. “When there are sea changes, they are able to make those changes more quickly,” Simpson added.

Simpson also stressed that REITs provide valuable access to capital markets for those local operators that are looking to grow their portfolios.
