REIT year-to-date (YTD) total returns have been positive in 2026, with all equity REITs and mortgage REITs up by 10.5% and 1.9%, respectively, as of February 2026. The 2026 returns have demonstrated strong global REIT performance, with YTD returns of 11.2% for the FTSE EPRA Nareit Developed Index. Mortgage REITs have posted a YTD gain of 3.0% for home financing mREITs and a YTD loss of 1.2% for commercial mREITs. REITs continue to offer attractive dividends. As of February 2026, all equity and mortgage REITs offered dividends of 3.7% and 12.1%, respectively.
