Fitwel announced its 2026 Best in Building Health® winners, celebrating organizations that are embedding health as a long-term strategy for protecting asset value, managing risk, and strengthening portfolio performance
BXP, Inc. (NYSE: BXP) and Kilroy Realty Corp. (NYSE: KRC) were recognized for All-Time Achievements among companies setting the highest benchmarks across the real estate industry. Alexandria Real Estate Equities, Inc. (NYSE: ARE) was recognized as a 2026 Special Recognition honoree for standout achievements across portfolios, certifications, and market leadership.
Kilroy Realty was recognized with a Fitwel Impact Award for having the greatest number of recertified projects of all-time.
“Achieving Fitwel certification underscores our commitment to creating environments that elevate both human experience and operational performance. It provides third‑party validation that our spaces are thoughtfully curated to promote well‑being, productivity, and a higher standard of building stewardship,” said Tia Troxel, director, sustainability, at Kilroy.
Kilroy currently has 48% of its properties certified under Fitwel, with recertifications highlighted as a key effort toward achieving its 2030 goal of 50% Fitwel certification for the stabilized portfolio.
BXP was recognized for having the highest square footage certified of all-time.
"This award marks our tenth Fitwel recognition, reflecting years of disciplined investment in healthy places and spaces, indoor air quality, green cleaning and healthier materials across our portfolio," said BXP's Senior Vice President of Sustainability, Ben Myers. "By grounding these efforts in science through Fitwel certification, we support the cognitive performance, productivity, and well-being of our premier workplace clients."
Fitwel certifications across BXP’s portfolio contributed to the REIT exceeding its goal of having 87% of building square footage certified under ENERGY STAR, LEED, and Fitwel by 2025. Certifications across 96% of the REIT’s portfolio in 2024 are driving business value, supporting a sustainability-linked pricing component added to BXP’s Credit Facility in 2021.
This leadership extends to the individual level, with BXP’s Katie Gonzalez, sustainability manager, reporting & certifications, recognized among Fitwel’s 2026 Top Ambassadors.
Alexandria Real Estate Equities, Inc received the Fitwel Innovation Award for portfolio-wide strategy–star certification. Alexandria was recognized for becoming the first organization to adopt Fitwel’s portfolio-wide strategy using Fitwel's Star Certification Pathway— enabling the application of pre-approved health policies across projects through Fitwel certification, driving consistency, efficiency, and business-aligned impact.
“As we announce the 2026 Best in Building Health winners, I am struck by how far this movement has come. What began as a push to integrate health into individual buildings has evolved into something far more powerful: health at scale,” noted Joanna Frank, president and CEO of the Center for Active Design and Active Design Advisors, Inc. (Adai), in her Congratulatory Letter.
“This year’s winners demonstrate that prioritizing health is no longer a differentiator reserved for early adopters, it is a defining characteristic of market leadership. Across regions, asset types, and portfolios, health is being embedded into core business strategy. The conversation has shifted from why health matters to how quickly organizations can scale it,” she added.
Health is no longer a feature—it is a core component of long-term real estate strategy and portfolio performance.
