The FTSE EPRA Nareit Developed Extended Index and the FTSE EPRA Nareit Developed Index each returned 8.6% in April, as markets recovered from the volatility attributed to the conflict in the Middle East.

The FTSE Nareit All Equity REITs Index rose 9.0% in April, in a month of strong returns across the FTSE Nareit U.S. Real Estate Index Series.

REITs have raised approximately $10 billion in 2026, a figure that does not include first quarter ATM issuance due to a lag in reporting.

The FTSE EPRA Nareit Developed Index posted a total return of 1.3% through the first quarter of 2026, while the FTSE EPRA Nareit Developed Extended Index returned 0.9% for the same period.

On a year-to-date basis as of March 31, REITs have outperformed broad market equities with the FTSE Nareit All Equity REITs Index posting a total return of 3.8%, while the Dow Jones U.S. Total Stock Market fell 4.0% and the Russell 1000 fell 4.2%.

The FTSE EPRA Nareit Developed Index posted a total return of 11.1% through the first two months of 2026, while the FTSE EPRA Nareit Developed Extended Index returned 10.8% for the same period.

REITs significantly outperformed the broader stock market in February, with the FTSE Nareit All Equity REITs Index posting a total return of 7.5%, while the Dow Jones U.S. Total Stock Market and Russell 1000 both fell 0.5%.

The FTSE EPRA Nareit Developed Index posted a total return of 3.8% in January, while the FTSE EPRA Nareit Developed Extended Index returned 3.5%.

REITs outperformed large-cap equities and the broader stock market in January, with the FTSE Nareit All Equity REITs Index posting a total return of 2.8%.

The FTSE EPRA Nareit Developed Index posted a total return of 10.7% in 2025, while the FTSE EPRA Nareit Developed Extended Index returned 9.5% for the year.
