Nareit’s annual update of REIT property counts and estimated gross asset values by state and property sector is now available on the REITs Across America website. At the end of 2024, U.S. public REITs owned an estimated 570,000 properties and 14.6 million acres of timberland across the U.S.
Nareit has tracked the changes in the REIT industry’s U.S. property holdings since 2018, accounting for the changes in REIT portfolios and the composition of the REIT industry as companies enter and exit. REITs Across America covers all U.S. public REITs.
- Data centers had the largest year-over-year increase, up 15% from 2023 to 352 properties at the end of 2024.
- Retail, storage, and apartment property types all had increases of 30% or more since 2018, with retail up 39%, storage up 33%, and apartment up 30%. Retail also had the second highest annual increase, up 9%.
- Gaming, specialty, industrial, and health care, were all up for the year. Gaming and specialty were up 6% annually, while industrial was up 4%, and health care was up 1%.
- Lodging/resorts had the largest decline for the year and the six-year period, down 8% annually, and 37% since 2018.
- Single family rentals and office were both down 5% annually, but single family rentals were up 28% over six years while office was down 28% over the same period.
