Michael Seton, president and CEO of Sila Realty Trust, Inc. (NYSE: SILA), sat down for a video interview during Nareit’s REITweek: 2025 Investor Conference in New York City June 2-5. 

Seton highlighted key growth drivers and investment opportunities in the health care real estate sector. He emphasized two major tailwinds: the aging baby boomer population and the rising prevalence of chronic conditions—over 76% of Americans have at least one, and more than 50% have two or more—driving sustained demand for health care services and facilities. 

Seton also pointed out that investors in Sila benefit from a 6.4% dividend yield while the company works to close the gap between its current share price and its net asset value (NAV), offering potential for future price appreciation.

In addition, he cited Sila’s strong balance sheet as a competitive advantage, enabling continued portfolio growth and strategic acquisitions, especially as competitors face capital constraints. What differentiates Sila, according to Seton, is its exclusive focus on health care within the net lease space and its 99.9% net lease portfolio. This structure passes capital costs to tenants, ensuring predictable, durable income.
