Michael Bilerman, executive vice president, CFO, and CIO of Tanger Inc. (NYSE: SKT), sat down for a video interview at Nareit’s REITweek: 2026 Investor Conference in New York, June 1-4.

Tanger continues to benefit from strong consumer demand for outlet retail, driven by the combination of value and experience, according to Bilerman. He noted that Tanger’s portfolio is benefiting from several long-term trends, including population growth in its markets, limited new retail supply, and ongoing consolidation among department stores.

“Traffic has been very positive in our channel for a while because we sit at the intersection of value and experience,” Bilerman said.

He emphasized that keeping centers fresh is critical to sustaining customer visits. “Our job as a landlord is we have to flow newness into the center overall,” Bilerman said, pointing to new retailers, restaurants, and entertainment offerings as key traffic drivers.

Bilerman also highlighted the growing importance of physical stores within retailers’ omnichannel strategies. Brick-and-mortar locations provide opportunities for brands to engage directly with customers, build loyalty, and drive repeat visits. “That transaction—that human-to-human connection—is so important,” he said.

Looking ahead, Bilerman said Tanger is well-positioned for growth through a combination of internal rent growth, redevelopment opportunities, and external acquisitions. He noted that the company’s conservative balance sheet, low leverage, and ability to reinvest retained cash flow provide a strong foundation for creating long-term shareholder value.
