The FTSE EPRA Nareit Developed Extended Index was flat in June, while gaining 8.9% in 2026, as the FTSE EPRA Nareit Developed Index returned 1.0% for the month and has gained 10.2% year-to-date. North America has led in 2026, with a year-to-date total return of 17.3%, compared to Developed Europe’s 0.5% gain and Developed Asia’s 4.0% decline. The FTSE Global All Cap is up 11.4% for the year, though it declined narrowly in June, returning -0.9% as geopolitical uncertainty continues to unsettle investors.

As reflected in the chart above, the data center sector continues to lead in 2026, delivering a year-to-date total return of 31.6%, followed by lodging/resorts at 28.9%, and health care at 19.0%.

Regional Breakdown

  • North America continues to outperform on a year-to-date basis, with a regional total return of 17.3%, led by lodging/resorts returning 42.5% and data centers gaining 33.2%.
  • Developed Europe has returned 0.5% year-to-date, led by retail with a total return of 9.5% and industrial gaining 8.8%.
  • Developed Asia has declined 4.0% in2026. Data centers have been the lone sector in Asia to post strong growth, with a 2026 total return of 12.0%, while self-storage is narrowly positive with a return of 0.6%.
