Five Nareit member REITs have been named to Forbes’ third annual list of Net Zero Leaders, a ranking of the top 200 companies on track to reducing or offsetting their greenhouse emissions from their own manufacturing processes, during their suppliers’ processes, or through consumers’ end usage of their product.
REITs making the 2025 list include: AvalonBay Communities, Inc. (NYSE: AVB); Equinix, Inc. (Nasdaq: EQIX); Host Hotels & Resorts, Inc . (Nasdaq: HST); Kimco Realty (NYSE: KIM); and Prologis, Inc . (NYSE: PVD).
Host noted that it rose to 12 th position overall in 2025, making it the top-ranking REIT on the list. “This recognition reflects the hard work our teams are doing across our portfolio to improve energy efficiency, reduce emissions, and invest in renewable technologies,” the company said.
Susan Uthayakumar, chief energy and sustainability officer at Prologis, noted that, “we were the first logistics REIT to set a net zero goal and we’re backing it up with action. From boosting efficiency to expanding renewable energy to electrifying heavy-duty fleets, we’re driving real change across our value chain. The list relies on data from research providers Morningstar and Sustainalytics to evaluate companies’ emissions projections, risk management, financial strength, governance, and the company’s organizational preparedness. Each firm was considered within the context of its industry and the location of its business operations, to control for differing challenges.
