REIT dividend yields increased in October over the prior month, and six Equity REIT market segments had dividend yields of more than 4 percent in October.

The October 31 dividend yield of the FTSE NAREIT All REITs Index was 4.27 percent, up from 4.05 percent on September 30.  The dividend yield of the FTSE NAREIT All Equity REITs Index was 3.91 percent on October 31, up from 3.70 percent on September 30, and the yield of the FTSE NAREIT Mortgage REITs Index was 10.27 percent on October 31, up from 10.23 percent on September 30.  The dividend yield of the S&P 500 Index was 2.17 on October 31, up from 2.12 percent on September 30.

Among Equity REIT market segments, the Specialty sector had the top dividend yield of 6.67 percent on October 31.  Other Equity REIT property segments with yields greater than 4 percent were:

  • Lodging/Resorts – 5.83 percent
  • Health Care – 5.48 percent
  • Diversified – 4.56 percent
  • Free Standing Retail – 4.40 percent
  • Timber – 4.10 percent

The Home Financing segment of the Mortgage REIT market had a dividend yield of 11.05 percent on October 31, and the Commercial Financing segment had a dividend yield of 8.28 percent.
