U.S. REITs raised $12.2 billion from secondary debt and equity offerings in the first quarter of 2025.

The FTSE Nareit All Equity REITs Index declined 2.4% in March as broader market equities suffered greater losses, with the Russell 1000 declining 5.8% and the Dow Jones U.S. Total Stock Market falling 5.9%.

The FTSE EPRA Nareit Developed Extended Index rose 2.8% in February and was up 4.6% on a year-to-date basis at month-end.

The FTSE Nareit All Equity REITs Index posted a total return of 4.2% in February as broader market equities fell, with the Russell 1000 declining 3.2% and the Dow Jones U.S. Total Stock Market falling 3.1%.

FTSE EPRA Nareit indices offer exposure to new and emergent property sectors.

The FTSE EPRA Nareit Developed Extended and Developed Indexes each rose 1.8% in the first month of 2025, led by industrial, timberland, and health care.

REITs posted positive returns to begin 2025 as the FTSE Nareit All Equity REITs Index rose 1.0% in January.

Specialty, data centers, health care REITs led returns in 2024.

In November, the FTSE Nareit All Equity REITs Index gained back most of the ground lost in the previous month, posting a total return of 3.5%.
